  • Capital Lease (or Finance Lease): This is akin to a loan. The lessee is considered the owner of the equipment and assumes most of the risks and benefits of ownership. At the end of the lease term, the lessee typically has the option to purchase the equipment for a nominal amount.

The ASC 842 Short-Term Lease Exemption for Equipment

Not every equipment lease has to be recognized. ASC 842-10-20 defines a short-term lease as one with a lease term of twelve months or less that contains no purchase option the lessee is reasonably certain to exercise, and ASC 842-20-25-2 permits an accounting policy election, by class of underlying asset, to keep those leases off the balance sheet and recognize the payments on a straight-line basis instead. Two conditions catch people out. The twelve months is measured on the lease term as determined under the standard, including renewal options reasonably certain to be exercised, not the stated contract period. And the election is made by asset class, not lease by lease.
